The Recorder of Deeds office is responsible for the recording of real estate documents and real estate related documents. Deeds, mortgages, releases, easements, surveys, restrictions, and other documents, such as Military Service Discharges, and Notary Bonds and Commissions make up an example of the documents recorded. The records are maintained from 1749 to present.

The Recorder of Deeds is located on the first floor of the Administrative Center. Office hours are 8:00 AM to 4:30PM.

RECORDING REQUIREMENTS


CAPTION DATE VS. ACKNOWLEDGEMENT DATE: THE ACKNOWLEDGEMENT SHOULD NOT PREDATE THE CAPTION.

ACKNOWLEDGMENT MUST INCLUDE THE FOLLOWING: COUNTY, STATE, DATE, PERSON/CORPORATE OFFICERS APPEARING, NOTARY SIGNATURE, NOTARY SEAL AND NOTARY EXPIRATION DATE. IF ANY OF THE ABOVE ARE MISSING, THE ACKNOWLEDGEMENT WILL BE CONSIDERED DEFECTIVE.

NOTARY STAMP MUST BE CLEAR AND LEGIBLE. WRITING OR TYPING INFORMATION ON THE STAMP IS A VIOLATION OF CHAPTER 12 OF THE PA NOTARY LAW.

ALL FOREIGN LANGUAGE DOCUMENTS MUST INCLUDE WRITTEN ENGLISH TRANSLATIONS TO BE RECORDED ALONG WITH THE ORIGINAL INSTRUMENT.

ALL DOCUMENTS MUST INDICATE MUNICIPALITY, COUNTY AND WHERE THE PROPERTY IS LOCATED.

ALL DEEDS MUST HAVE THE GRANTEE ADDRESS WITH ZIP CODE.

PARCEL ID NUMBERS MUST APPEAR ON ALL DOCUMENTS, ALONG WITH AN ADDRESS FOR THE PROPERTY.

CHECKS SUBMITTED FOR PAYMENT OF TAXES AND FEES MUST BE IN THE CORRECT AMOUNT.

DOCUMENTS PRESENTED FOR RECORDING WITH PROPERTY IN MORE THAN ONE LOCALITY MUST CLEARLY STATE THE PERCENTAGES AS TO THE DIVISION OF LOCAL TRANSFER TAX.

IN ORDER THAT ALL DOCUMENTS CAN BE RETURNED TO THE PROPER ATTORNEY'S OFFICE OR TITLE COMPANY, A NAME MUST BE TYPED OR NEATLY PRINTED ON THE DOCUMENT

THIS OFFICE DOES NOT ACCEPT BLANKET ASSIGNMENTS OR BLANKET RELEASES FOR RECORDING.

BOOK AND PAGE NUMBERS MUST APPEAR ON ALL DOCUMENTS THAT REFER BACK TO ORIGINAL DOCUMENTS.

THE RECORDER’S OFFICE WILL NOT MAIL RECORDED DOCUMENTS UNLESS A STAMPED, SELF-ADDRESSED ENVELOPE HAS BEEN FURNISHED AT THE TIME OF RECORDING.


*As of August 31, 1999, all checks submitted for payments must be in the correct amount. No refund will be given. 

If the check amount exceeds $10.00, the recording will be returned for a new check.

REMOTE ACCESS INFORMATION

We are please to announce the availability of public Internet access to the land records of York County from 1981 until present.  The information that is currently available includes indexing information and images.  Efforts are underway to extend the image data base back to 1749 along with the index information and subdivision plans.

This new search capability will allow you to access the records 24 hours a day from the comfort of your own home or office.  The records, which are being made available, are those, which are on the public computer terminals located in our office.  It will still be necessary, however, for you to visit our office in order to view our older records and subdivision plans.

We are now pleased to offer two different remote products.  Please pick whichever one suits your needs!

 

LANDEX REMOTE

The Landex Remote software is a very comprehensive search tool for the frequent searcher.  A per minute fee is charged while connected to the County.  Search criteria is identical to the software in the courthouse.  Download and installation of software is required.  Searches may be performed by any combination of:

1.      Name

2.      Recorded date

3.      Book and Page number

4.      Instrument type

5.      Instrument number

6.      Municipality/parcel number if available

7.      Reference instrument

After installing and testing the software, subscribers are required to establish and maintain a debit account balance.  The cost is .20 cents for each minute the user is on-line, connected to the county.  All printing is performed to a local printer; therefore, there is no cost for prints.

A minimum of $25 is required per credit card transaction.  Credit card payment is accepted for immediate access.  Payment in the form of a check may be submitted, but will take a few days to be processed.

This program is operated, directed and administered by Optical Storage Solutions, Inc.  Please visit their Internet site at www.landex.com/remote to subscribe.  Subscribers are recommended to perform some test searches on the demo site.  This site allows 15 free minutes of connection time to learn how to perform a search.

 

LANDEX WEBSTORE

The Landex Webstore software is a basic search tool for the infrequent searcher.  Payment is made on a per document and per order basis.  Searches are performed via a website. 

Searches may be performed across multiple Landex counties at the same time.  Searches may be limited or expanded based on County, instrument type and municipality.  Basic information will be retrieved.  Images may only be viewed after credit card payment is received.

Searches may be performed by any combination of the following fields.  Information available and data layout will vary from county to county.

 

            1.    Name

            2.    Recorded date

            3.    Book and Page number

            4.    Instrument type

            5.    Instrument number

            6.    Municipality

 Click on the Add to Cart checkbox to purchase the image and update the shopping cart.  Image pricing is as follows:

            $2 for the 1st page of each document ordered

            $.75 for each additional page after the 1st page

            $5 order handling fee

 

A .pdf viewer is required to retrieve images.  A link is listed on the web site to download a free version of Adobe Acrobat Reader.  Images may be retrieved and reprinted free of charge for 30 days after the initial order.
